Who pays for repairs after a home inspection, buyer or seller?

There’s no single fixed rule; it’s usually a negotiation point between buyer and seller. A home inspection report highlights issues. Then both sides discuss what’s reasonable. In many deals, the seller agrees to either fix major problems before closing or reduce the price so the buyer can handle repairs later.

Cosmetic issues – small paint touch-ups, minor cracks, loose handles – are often accepted by the buyer as part of normal wear and tear. But serious concerns like roof damage, major plumbing leaks, electrical hazards or structural cracks are harder to ignore. Buyers usually expect some contribution from the seller there, either in action or money.

Local market conditions matter too. In a hot seller’s market, buyers may accept more problems just to secure the house. In a cooler market, they can demand more repairs or discounts. The key is to use the inspection report as a neutral document, not an emotional weapon, and aim for fair middle ground that reflects reality.
