What is the average lifespan of an asphalt shingle roof?

An average asphalt shingle roof typically lasts around 20–25 years, assuming normal weather and decent installation. Higher-quality architectural shingles can sometimes stretch beyond that, while cheaper materials or harsh climates (intense sun, heavy storms, large temperature swings) may shorten the life.

Of course, lifespan isn’t a switch that flips on a birthday. Some roofs start showing age earlier – curling shingles, missing granules, frequent leaks – while others keep going strong for a few more years if well maintained. Keep an eye on how often small repairs are needed. If you’re calling roofers every few months, it might be time to think about a full replacement instead of endless patchwork.

If you’re buying a home, asking the age of the roof is important. A house with a 3-year-old roof is very different financially from one with a 23-year-old roof, even if everything looks okay at first glance.
